Downtown Greenville had more listings, and buyers used them
More homes hit the market in Downtown Greenville, and more sold. That combination is worth paying attention to, whether you own here or you're looking.
The Real Estate Data Aggregator counted 87 homes for sale in ZIP 29601 during the three months ending August 31, 2026. That's up 14.5% from the same period a year before. New listings rose even faster, up 20.6% to 76 homes.
Buyers didn't sit on the sidelines. The Real Estate Data Aggregator counted 59 homes sold, up 15.7% year over year. Supply went up. Sales kept pace.
Price held, even with more competition
More supply didn't push prices down. The Real Estate Data Aggregator put the median sale price in 29601 at $649,110, up 1.8% from a year before. The Federal Housing Finance Agency reported U.S. prices rose 2.4% year over year through August 2026. Downtown Greenville came in just below that national pace, but it held its ground.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Downtown Greenville's median moved in the other direction, even with more homes on the market.
Homes sold faster, and closer to asking price
The median days on market fell 9 days from a year before, landing at 71 days, according to the Real Estate Data Aggregator. That's not a fast market, but the trend is moving in the right direction for sellers.
The average sale-to-list ratio came in at 97.3%, up 0.8 points year over year. Sellers got close to their asking price. About 6.8% of homes sold above list, up 0.9 points from last year.
Nearly 3 in 10 went under contract fast
The Real Estate Data Aggregator found that 28.3% of homes went under contract within two weeks of listing. That's down 3.4 points from a year before. So fewer homes are flying off the shelf in the first two weeks. But 60 sales were pending at the end of the period, which tells you demand is still there.
Mortgage rates are a real factor right now. Realtor.com noted rates climbed above 7% for the first time since January 2025. That slows some buyers down. It likely explains why the two-week contract share dipped even as overall sales rose.
What this means if you own here
More listings gave buyers more to look at. Prices still moved up, just not as fast as the national average. Homes took a little longer to get an offer in the first two weeks, but the ones that sold did close to asking price.
That's not a soft market. It's a market with more options and buyers who are taking a little more time to choose.
- Downtown Greenville added supply and absorbed it.
- The median sale price rose 1.8% to $649,110. Homes sold 15.7% more often than a year ago.
- The sale-to-list ratio ticked up.
- The market is more balanced than it was, but sellers still got close to what they asked.
One thing to keep in mind: these are ZIP code numbers for 29601 as a whole. One block can read very differently from the next. A condo near Main Street and a townhome near the West End don't always follow the same pattern.
