Easley split into two different markets this summer
Broad advice about Easley right now is close to useless. The Real Estate Data Aggregator counted homes in two Easley ZIP codes for the three months ending August 31, 2026, and the numbers point in opposite directions. One side saw prices fall 12.6%. The other saw prices rise 2.3%. Same city, same summer, two different markets.
The split, side by side
| 29640 | 29642 | |
|---|---|---|
| Median sale price | $250,000 | $357,950 |
| Price change vs. last year | down 12.6% | up 2.3% |
| Months of supply | 4.4 months | 2.4 months |
| Median days on market | 63 days | 61 days |
| Homes for sale (change vs. last year) | up 41.2% | down 38% |
The Real Estate Data Aggregator counted 100 homes sold in 29640 and 198 in 29642 during those three months. That is nearly twice the sales volume on one side. More homes sold, less inventory, prices held.
What is driving the difference
In 29640, the Real Estate Data Aggregator counted 144 homes for sale, up 41.2% from a year before. More supply with similar demand puts downward pressure on prices. The median fell to $250,000, down 12.6% year over year. Homes still sat on the market a median of 63 days, the same as last year.
In 29642, inventory went the other way. The Real Estate Data Aggregator counted 152 homes for sale, down 38% from a year before. Fewer choices for buyers kept prices up. The median reached $357,950, up 2.3% year over year.
This fits a national pattern, but Easley is more extreme
Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That is one in five homes nationwide. In 29640, the pressure on sellers is real and visible in the data. In 29642, sellers have held their ground.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That affects buyers in both ZIPs, but it bites harder when prices are already under pressure.
A note on sale-to-list price
Both ZIPs still closed near list price. The Real Estate Data Aggregator put the average sale-to-list ratio at 99.7% in 29640 and 97.8% in 29642. That tells you sellers are pricing close to what buyers will pay. It does not mean every home sold easily. In 29640, 63 median days on market means most homes waited two months before closing.
Pickens and Liberty, briefly
The Real Estate Data Aggregator also counted homes in Pickens (29671) and Liberty (29657) for the same period. Pickens saw the median sale price rise 27.7% to $350,000, though only 52 homes sold and a small pool of sales can swing a median sharply. Inventory there fell 8%, and days on market dropped to 55.
Liberty (29657) is worth watching. The Real Estate Data Aggregator counted 46 homes sold, up 43.8% from a year before. Inventory fell 39.6%. Supply dropped to 2.1 months. The median price was nearly flat at $279,500, down just 0.2%. More buyers showed up, inventory thinned, and prices held. That is a different story from what you hear about the broader area.
Keep in mind: Pickens is a smaller town. Residents drive to Easley for big-box shopping and most dining. That is worth factoring in if you are weighing a move between the two.
What this means if you are selling in Easley
If your home is in 29640, pricing it as if you are in 29642 will cost you time. The Real Estate Data Aggregator shows 4.4 months of supply and a 12.6% price drop year over year in that ZIP. Buyers there have options. Price to where the market actually is, not where it was two years ago.
If your home is in 29642, the data is more in your favor. Supply is tight and prices held. That does not mean any price works. The Real Estate Data Aggregator shows 97.8% sale-to-list, which means buyers are still negotiating a little.
What this means if you are buying in Easley
In 29640, you have more inventory and more room to negotiate. The Real Estate Data Aggregator shows 144 homes for sale and only 16% sold above list. In 29642, inventory is tighter and sellers are holding closer to asking. Know which side of town you are shopping before you decide how much room to ask for.
