Why prices diverge here

Five Forks has gated, planned neighborhoods with resort-style amenities and more custom-built homes. Grocery stores, coffee shops and fitness studios are a couple of minutes away. Buyers specifically ask for Monarch, Oakview and Bell's Crossing Elementary school zones. That demand keeps a floor under prices. Confirm the school zone for any specific address before you count on it.

The rest of Simpsonville is a different market. It moves faster right now. The Real Estate Data Aggregator put median days on market at 51 days in 29680, compared with 68 days in Five Forks. Sellers in 29680 also closed closer to list price: 99.4% sale-to-list versus 98.5% in Five Forks. And 21.3% of homes in 29680 sold above list, versus 16.1% in Five Forks.

Inventory is up in both ZIPs. The Real Estate Data Aggregator counted 424 homes for sale in Five Forks, up 26.6% from a year ago. In 29680, inventory rose 15.9% to 204 homes. More supply means buyers have more choices, and sellers need to price carefully. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026, and 20.8% of listings took a price cut, the highest share since October 2022. That backdrop matters even if local numbers are steadier.
