One part of Easley loosened up while another stayed tight
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. In Easley, that national pressure landed differently depending on which ZIP code you're in.
The two Easley markets
ZIP 29640 loosened up. The Real Estate Data Aggregator counted 144 homes for sale there in the three months ending August 31, 2026, up 41.2% from a year before. Supply climbed to 4.4 months. The median sale price fell to $250,000, down 12.6% from the same period in 2025.
ZIP 29642 stayed tight. The Real Estate Data Aggregator counted 152 homes for sale, down 38% from a year before. Supply sat at just 2.4 months. The median sale price rose to $357,950, up 2.3%.

What this means if you're selling in 29640
More supply and a 12.6% price drop is a real signal. Buyers have options there. The Real Estate Data Aggregator showed 133 new listings came in during those three months, up 15.7%. Homes sat a median of 63 days, unchanged from a year before. Pricing sharp matters more now than it did in 2025.
That said, 29640 isn't stalled. The Real Estate Data Aggregator counted 100 homes sold, up 4.2% from the same period last year. And 31.4% of homes went under contract within two weeks of listing. When a home is priced right, it still moves.
What this means if you're selling in 29642
Inventory fell hard. The Real Estate Data Aggregator counted 152 homes for sale in 29642, down 38% from the year before. New listings dropped 37.6%. With 2.4 months of supply, sellers still have leverage, but buyers are taking a little longer to decide: the median days on market was 61, up 11 days from 2025.
Prices held. The median sale price in 29642 was $357,950, up 2.3%. The sale-to-list ratio was 97.8%, which is solid even if it slipped 0.4 points. About 15.2% of homes sold above list price.
Pickens and Liberty for context
Pickens (ZIP 29671) had its own story. The Real Estate Data Aggregator counted 52 homes sold, up 13%, and the median sale price jumped to $350,000, up 27.7% from a year before. That's a big move on a smaller pool of sales, so read it with some caution. Supply sat at 4.1 months, down 0.9 months from 2025. Homes took a median of 55 days to sell, 7 days faster than last year. Keep in mind that Pickens residents drive to Easley for most shopping and dining.
Liberty (ZIP 29657) tightened considerably. The Real Estate Data Aggregator counted just 32 homes for sale, down 39.6% from a year before. Supply fell to 2.1 months, down 3 full months from 2025. The median sale price was $279,500, nearly flat, down just 0.2%. Sales volume jumped 43.8%, and 35.7% of homes went under contract within two weeks.
The national backdrop
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and that active listings nationally topped 1.16 million homes in September 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The local picture in Easley's two ZIP codes shows that national trends don't land evenly.
- 29640 has more inventory and lower prices.
- 29642 has less inventory and rising prices.
- Same city, different playbook.
- Pickens is moving faster than a year ago.
- Liberty tightened sharply.
- One street can read very differently from the whole ZIP code, and these numbers are for the three months ending August 31, 2026, not today's live count.
