One part of Greenville got tighter, not looser
Most of Greenville added inventory and slowed down a little in the three months ending August 31, 2026. One ZIP did not. The Real Estate Data Aggregator counted just 2.9 months of supply in 29662 (Mauldin), the tightest reading across every ZIP in this market.
That matters because 6 months is the rough line between a buyer's market and a seller's one. At 2.9 months, sellers in 29662 still had the upper hand, even with 23.9% more homes for sale than a year ago.
Nearly 4 in 10 homes went under contract in two weeks
The Real Estate Data Aggregator found that 39.3% of homes in 29662 went under contract within two weeks of listing. That share jumped 17.7 points from the same period in 2025. No other ZIP in this market came close.
For context, Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since 2018. Mauldin was running a different race.
How the ZIPs stacked up on supply
29615 (Greenville) was the next tightest at 3.3 months. The Real Estate Data Aggregator shows supply there actually fell 0.8 months from a year ago, the only other ZIP to tighten. Every other ZIP loosened.
Speed and price: 29662 vs. the rest
| 29662 Mauldin | 29615 Greenville | 29609 Greenville | 29605 Greenville | |
|---|---|---|---|---|
| Median sale price | $279,900 | $470,000 | $437,500 | $327,500 |
| Months of supply | 2.9 | 3.3 | 4.1 | 4.9 |
| Under contract in 2 weeks | 39.3% | 31.3% | 36.8% | 26.7% |
| Sale to list price | 98.3% | 98.1% | 97% | 98.5% |
| Median days on market | 66 | 69 | 70 | 64 |
Sellers in 29662 got 98.3% of their list price on average. That held steady even as prices dipped 4.5% from a year ago. Homes still sold. Buyers just had less room to negotiate.
What slowed down everywhere else
The Real Estate Data Aggregator shows days on market climbed in nearly every ZIP. In 29611, the median rose 21 days from a year ago. In 29607, it rose 19 days. In 29617, the share of homes going under contract within two weeks fell 18.9 points year over year.
Mortgage rates did not help buyers anywhere. CNBC reported the average 30-year fixed rate at 7.37% as of late October 2026. Redfin put the typical monthly payment at $2,786, up 10.7% from a year ago. Buyers are stretching further, which makes price and condition matter more.
The one ZIP that bucked the national story
Nationally, the Federal Housing Finance Agency reported U.S. home prices up 2.4% year over year through August 2026. In 29662, the median sale price was $279,900, down 4.5% from a year ago. Lower prices and faster sales in the same ZIP is not a contradiction. It usually means buyers found value and moved on it.
- More listings came to market in 29662 and they still sold fast.
- Supply stayed at 2.9 months.
