The rest of Simpsonville is closing faster and closer to asking
The Real Estate Data Aggregator put the median days on market in ZIP 29680 at 51 days. That is 17 days faster than Five Forks, where the median was 68 days. The 29680 side also trimmed 2 days off last year's pace. Five Forks added 13 days compared with the same period in 2025.
On sale-to-list price, the Real Estate Data Aggregator showed ZIP 29680 at 99.4%. Five Forks came in at 98.5%. Both are close to asking. But 29680 is closer, and more of its sellers are getting above list. The Real Estate Data Aggregator counted 21.3% of 29680 homes selling above asking, versus 16.1% in Five Forks.
Five Forks prices are holding, but buyers have more to choose from
The Real Estate Data Aggregator put the median sale price in Five Forks at $424,500, up 0.4% from the same three months in 2025. That is steady. The rest of Simpsonville came in at $357,500, down a small 0.7% year over year. Neither move is dramatic.
Inventory is up on both sides. The Real Estate Data Aggregator counted 424 homes for sale in Five Forks, up 26.6% from a year ago. The rest of Simpsonville had 204 homes for sale, up 15.9%. More supply means buyers have options. It also means sellers have more competition.
Rates climbed above 7% in late September
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, in late September 2026. That affects buyers on both sides of this market. A higher rate shrinks what buyers can afford, and it slows decisions. It is worth keeping in mind when you set a price or plan a timeline.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national figure, not a count of Five Forks or Simpsonville homes. But it tells you where buyer patience is right now.
What this means if you are buying or selling here
If you are selling in Five Forks, plan for a longer timeline than a year ago. The Real Estate Data Aggregator shows 68 days median, up 13 days from last summer. Pricing carefully from the start matters more now.
If you are selling in the rest of Simpsonville, the pace is quicker. The Real Estate Data Aggregator shows 51 days median, and that number actually improved from a year ago. More homes are going above asking there too.
If you are buying in either area, you have more inventory to look at than buyers did a year ago. The Real Estate Data Aggregator counted 628 homes for sale across both ZIPs combined, up 22.9% from the same period in 2025.
One more thing: the Real Estate Data Aggregator showed that only 31.9% of Five Forks homes went under contract within two weeks of listing, down 13.7 points from a year ago. That is a real shift. Homes that used to move quickly are sitting longer.
