TR listings rose, but buyers were still quick on the right homes

Here is the number that matters most for TR sellers right now. The Real Estate Data Aggregator counted 41.5% of TR homes going under contract within two weeks of listing, for the three months ending August 31, 2026. That share was up 11.8 points from the same period in 2025. More supply came to market, and buyers still moved fast on the right homes.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Rates crossed 7% again around the same time. TR sellers felt some of that pressure too, but the local data tells a more specific story.

What the TR numbers actually show

The Real Estate Data Aggregator counted 149 new listings in TR for the three months ending August 31, 2026. That is up 26.3% from the same months in 2025. Total inventory reached 173 homes, up 11.6% year over year. Buyers had more to look at. That part is real.

More choice did not slow buyers down across the board. The Real Estate Data Aggregator showed 119 homes sold in TR during those three months, up 15.5% from 2025. Pending sales hit 118, up 16.8%. Demand kept pace with the new supply.

Prices held, but the bidding-war era is quieter

The Real Estate Data Aggregator put the median sale price in TR at $519,000 for the three months ending August 31, 2026, up 4.3% from the same period in 2025. The Federal Housing Finance Agency reported U.S. prices rose 2.4% over the same year. TR outpaced the national figure.

The catch: sellers are getting slightly less of their ask. The Real Estate Data Aggregator shows the average sale-to-list ratio at 97.8%, down 0.8 points from 2025. Only 13.5% of homes sold above list price, down 10.8 points year over year. Bidding wars still happen, but they are not the default anymore.

How long did homes sit?

The median days on market in TR was 63 days for the three months ending August 31, 2026. That is 3 days shorter than the same period in 2025. Not a dramatic shift, but the trend is moving in the right direction for sellers.

The two-week contract rate tells the sharper story. Almost 41.5% of TR homes found a buyer within 14 days. That share jumped 11.8 points from 2025. Priced right, a TR home still moves. Priced too high, it sits in a market where buyers now have 173 listings to compare it against.

What this means if you are selling in TR

Supply is up. Nationally, Realtor.com found more than 1 in 5 listings cut their price in September 2026. In TR, the sale-to-list ratio dipped a little and fewer homes sold above ask. Buyers have more leverage than they did a year ago. That does not mean the market is soft. It means pricing matters more now than it did when everything flew off the shelf.

If you are buying, 4.5 months of supply gives you real options. The Federal Housing Finance Agency reported U.S. prices still rose 0.3% month over month in August 2026. Waiting has a cost too, even if it is a smaller one than it was a few years back.

In short
  1. TR added a lot of listings this summer.
  2. Prices still rose 4.3% year over year.
  3. Homes priced right went under contract in two weeks at the highest rate in at least a year.
  4. The market is not tilted hard either way.
  5. One street can read very differently from the ZIP code as a whole.
  6. If you want to know where your specific address lands, that is a quick conversation.
