TR has more listings, but buyers are still moving
More homes are coming to market in TR. That changes the math for sellers, but it hasn't stopped buyers from writing contracts.
In the three months ending August 31, 2026, the Real Estate Data Aggregator counted 149 new listings in ZIP 29690. That's up 26.3% from the same stretch in 2025. At the same time, pending sales hit 118, up 16.8% year over year. Supply grew faster than demand, but demand still grew.
What this means if you're selling
A year ago, your competition was thinner. Now 173 homes are listed in TR, up 11.6% from 2025, according to the Real Estate Data Aggregator. More choices for buyers means pricing has to be sharper. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. TR isn't immune to that pressure.
The share of TR homes that sold above list price fell 10.8 points year over year, per the Real Estate Data Aggregator. Only 13.5% of homes sold over asking in the three months ending August 31, 2026. Sellers who priced for 2024 conditions are finding a different room.
That 97.8% sale-to-list figure, down 0.8 points from a year ago, tells a quiet story. Homes are still selling close to asking. But the cushion for overpricing is smaller than it was.
What this means if you're buying
You have more to look at. The Real Estate Data Aggregator put months of supply at 4.5 in TR, roughly balanced territory. And 41.5% of homes went under contract within two weeks of listing, up 11.8 points from 2025. The well-priced ones are still moving fast.
Rates are not helping. CNBC reported the average 30-year fixed rate at 7.50% as of October 14, 2026. Realtor.com noted rates topped 7% for the first time since January 2025 in September 2026. That squeezes budgets and keeps some buyers on the fence.
Prices are still up
The Real Estate Data Aggregator put the median sale price in TR at $519,000 for the three months ending August 31, 2026. That's up 4.3% from the same period in 2025. Median days on market came in at 63, three days shorter than a year ago.
For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. TR's 4.3% gain beat that national pace.
- TR has more listings than a year ago, and buyers are still showing up.
- Prices are holding.
- The homes priced right are going under contract quickly.
- The ones priced for last year are sitting longer.
